Real Estate Manager at Mashreq bank has to furnish the organization the required quality services related to renting in properties, primarily for the purpose of offices and Retail Branches, EBSU. Also accountable for 380+ATM locations. Managing includes proposing new properties to business, discussion & negotiations with landlords/agents with the best rate in the market. Manage with Alternate Channels (RBG) for ATM installation documents from property owner and Permits from Landlords for Project from property owners for fit-out/maintenance. Manage & supervise for all RERA regulatory related tasks of property management end to end process. The role holder also manage Lease Agreement with landlord for across UAE and Negotiate with Landlord and real estate agents for new lease / renewal. Manage the Registration of Lease with Land Department (RERA) and Tawtheeq. Also manage Central Bank portal access for permits and Liaising with Central Bank for required approvals.

Responsibilities of Real Estate Manager

  • Promote and ensure high-level Real Estate service and client care across Mashreq
  • Managing Central Bank portal as super user for Entire bank and provides access to business users to apply for permits and Employment data in CB System.
  • Managing Lean Activities for Real Estate & Property unit.
  • Manage Real Estate portal (online) related to Mashreq Premises (RERA & Ejari)
  • Liaising with Central Bank for Inspection of New/Renovated premises and follow up for official license to operate and arrange collection of original License.
  • Manage with Legal and discuss the terms in the commercial lease.
  • Managing external service centers for all Banking Real Estate permits and Municipality, Ejari, Economic Department and land departments in UAE for smooth banking functions in all emirates.
  • Managing to obtain permits/ approvals related to Real Estate and Coordinate with Business Group and across Mashreq Business Group
  • Deal with Complaints and liaise with property owners as and when necessary
  • Liaise with Government Bodies (i.e. Economic Department (All UAE) to obtain permits for ATM’s, Municipality (All UAE) for ATM’s & Branches for Plot renewal and ATM Permit related.
  • Manage & Liaise with Government bodies (Trakhees, Tecom, Rera, etc) for any approval for New/Renewal for Bank.
  • Manage & liaise with Sharjah & Norther Emirates Municipality to Attest the Lease Agreement in order to validate as per UAE Law.

What You’ll Do More?

  • Manage the Jafza portal to access the permit for external vendors to visit JAFZA Building for any Building Maintenance by verifying the documents of Vendors,
  • Manage for Registration of Properties in RERA system and Dubai Land Department and ownership for issuance of Ejari to external clients (OIC, On Passive, Synergize, etc).
  • Manage to obtain/renewal of Plot Affection Plan with Municipality for across Mashreq Premises in UAE.
  • Final inspection with property owner and asset team to ensure the satisfaction of the scope and ensure the clearance from property owner
  • Manage the payment related to Mashreq rented premises and ATM’s and coordinate with Central accounts.
  • Update SOPs for the Real Estate Unit with complete follow up with DSS
  • Organize the storage and document management of documentation and records.
  • Responsible for rented premises all kind of queries with internal & external for smooth operation.
  • Manage to negotiate with landlords for the ATM’s and obtain approval from business & obtain Central Bank permits for new & closure of ATM’s.
  • Comprehensive knowledge and expertise in RERA and Property related systems

Requirements of Real Estate Manager

  • Bachelor degree
  • Excellent Computer Skills, 12 Years Banking Experience.
  • Trained & Certified from Land Department for Property Management and Ejari System.
