- Preparation of mortgage contracts (new/increase/amendment/release) and letters addressed to Land department/municipality.
- Contacting customers to set up land department /municipality /trustee offices appointments.
- Visit and Coordinate with Land department/trustee offices /municipality to execute mortgages.
- Ensure that the Mortgage documents are collected back from land department / trustee agent / DFM/ ADX/ JAFZA/ HAFZA/ SAIFZ & other authorities and deposited for safekeeping / security file of clients.
- Prepare mortgage contracts, agreements and power of attorney in consultation with internal legal department.
- Obtain approvals from internal legal department on all the non-standard documents formats before execution by the customer.
- Processing mortgage release after obtaining approvals from authority.
- Handling the safekeeping of the original documents and filing of original documents in safe custody under dual control.
- Registration of collaterals and assets under Emirates Movable Collateral Registry (EMCR) Handling the release of original borrowing documents as per approval / branch request – Receive new documents from Business Team and update in the system on daily basis.
- Coordinating with internal/external and government auditors by providing required documents.
- Coordinate with Dubai Notary Public /JAFZA/ HAFZA / RAKIA/ DED & other authorities to execute the asset pledge agreement – (new/increase/amendment/release) mortgages and to set up appointments.
- Registration of properties mortgage and assets under E-Mortgage system of Dubai land department. Collect the mortgage fees from Client / Business unit / COPS and credit it at NOQODI Wallet for mortgage / release / amendment of Dubai land department with following up the funding and payments. Prepare Facility letter / Amendment / liability letter /No liability letter and other normal / security documents in line with the internal credit approval.
What You’ll Do More?
- Scrutiny of the Borrowing / guarantors documents and Constitutional documents of the customer.
- Processing mortgage creation / amendments/ new/release with land department / trustee agents / municipality and other authorities (non-online system).
- Provide consultations to the cases related to Mortgage / property transfer / Fees to the management and business team.
- Liaise with various stakeholders (Business unit, legal, credit and audit) for daily activities for the mortgage process.
- Ensure compliance with policy, procedures, standards and reporting requirements. Coordinate with Dubai Finance Market / Abu Dhabi security exchange to execute the share pledge / amendment / release / transfer / report through online system and/or physically by visiting the authorities.
- Coordinate with clients and set up an appointment to update the required documents with respective planning and survey departments.
- Liaise with various real estate developer / constructions companies to receive the required documents and/or provide them with documents to complete mortgage creation / property transfer / issue new title deed by visiting and / or through E-Mail.
- Create tripartite agreements in consultation with legal team for Assignment Rights in favor of Bank.
- Act as back up for daily activities of the CAD functions under Limit Management. Co-ordinate with Legal & Remedial Team for any documents to be perfected for customers of the Bank.
- Arrange the valuation reports for the customer of the Bank.
- Track and validate all the mortgage contracts before expiry date(s).
