Job Purpose of A Capital Projects Director
- To strategically lead and oversee the entire lifecycle of capital projects, ensuring they are executed efficiently, on budget, and in alignment with the organisation’s objectives.
- This role involves collaborating with various stakeholders, including hotel teams, partners, and property owners, to enhance the quality and sustainability of properties while maintaining brand standards.
Duties of A Capital Projects Director
- Oversee the entire lifecycle of capital projects, from concept to successful execution, across all Jumeirah properties.
- Ensure projects are delivered on time and within budget to enhance the overall guest experience and property value.
- Partner with hotels, Jumeirah, DHRE, and Dubai Holding to facilitate timely and cost-effective project completion.
- Work closely with hotel teams to create comprehensive 7-year capital plans for each property.
- Develop detailed project scopes, indicative timelines, and accurate cost estimates in collaboration with quantity surveyors (QS).
- Collaborate with the relevant finance teams to conduct ROI analysis and prepare the necessary documentation to support investment decisions.
- Implement robust reporting and project control mechanisms to maintain transparency and accountability.
- Foster alignment with stakeholders and coordinate with related departments, including Technical Services, Interior Design, and Brand, to uphold brand standards.
- Prepare required documentation, such as EMC papers, as needed to ensure compliance and approvals.
- Continuously improve and refine the capital project management process to optimize efficiency and effectiveness, including implementation of a suitable project management system (e.g. Oracle Unifier).
- Educate and inform hotel teams and colleagues about relevant policies, procedures, and best practices to ensure alignment and compliance.
- Collaborate with the Design & Technical Services team to elevate product quality through the implementation of Project Improvement Plans.
- Provide expert advice on cost management, procurement strategies, and project timing.
- Work closely with property owners and their representatives to ensure project alignment with strategic goals and objectives.
- Manage the Jumeirah Portfolio Asset Management Committee, which also oversees leasing activities and space optimization initiatives.
- Offer valuable insights into cash flow forecasting, particularly concerning project timing and cash outflows.
- Support effective financial planning and management to ensure the organization’s financial health and sustainability.
Who Can Apply?
Qualification
- A bachelor’s degree in a related field such as Business Administration, Finance or a related discipline
- Masters degree, MBA or accredited professional qualifications is an advantage.
Experience
- A minimum of 8 to 10 years in capital project management, asset management, investment strategy, and leadership positions within the hospitality industry.
- Extensive experience in overseeing capital projects, including planning, budgeting, execution, and completion. This includes a demonstrated ability to manage multiple projects simultaneously.
Skills & Knowledge Desired
- Proven expertise in financial management, including budgeting, cost control, financial analysis, and investment strategy related to capital projects.
- A strong track record of collaborating with diverse stakeholders, including hotel teams, property owners, consultants, and partners, to achieve project goals.
