Assistant Manager Leasing Operations Seddiqi Holding Dubai

Seddiqi Holding is  looking for an Assistant Leasing Manager in Umm Al Sheif, Dubai, UAE who will be responsible for overseeing aspects of operational lead management, marketing and advertising activities for the complete portfolio. Assistant Manager Leasing Operations also assume a supervisory role in the absence of the Leasing Manager and contribute to the implementation of strategies. This is a Senior level full time job. And salary can range between 15000-30000 AED/month.

Responsibilities of Assistant Manager Leasing Operations

• Support the LM with the research, development and deployment of new projects/ strategic initiatives in line with the short, medium- and long-term plans/strategic initiatives related to job scope within the approved strategy and objectives.
• Support the LM with inputs to new policies and inputs /or recommended improvements of existing SOPs and DOA related to the job purpose, as per the business requirement.
• Leasing Management Activities: Monitor and analyze lead generation performance, adjusting strategies for optimal results
• Keep accurate record of up-to-date operational data points/databases and reports (such as but not limited to vacancy levels, CSS, leads, advertising channels, brokers, property database etc.) for review and analysis.
• Support inputs for reports (including but not limited to monthly /quarterly management & operational reports) for all leasing and marketing activities to ensure frequent, on time and accurate reports are made to management.
• Performs market analysis to be aware of competitor conditions that may impact the property’s occupancy and revenue results.
• Support the development and implementation of creative ad hoc leasing /marketing plans when required around pricing, concessions, leasing incentives, and advertising to boost occupancy levels that adhere to budgeted guidelines.
• Collaborate with the Leasing Manager to optimize lead capture forms and processes
• Develop and maintain constructive and highly interactive relationships with all internal and external stakeholders (such as but not limited to Brokers, and SH support functions, etc.).
• Maintains relationships with RERA, Land Department and related Institutions and keeps abreastof new rules and regulations.
• Represent the company in a professional manner and attend networking events to secure new corporate clients.
• Assist of any special projects as requested the S.LM)
• Negotiate, draft, and maintain brokerage listing agreements and relationships.

Marketing and Advertising Activities

• Manage all marketing content and asset for Seddiqi Properties
• Oversee and manage all outside listing services in coordination with Team.
• Assist in suggesting compelling and relevant content for digital marketing efforts, including social media posts, blog articles, and website updates.
• Collaborate with the Marketing Department to ensure content aligns with brand guidelines.
• Manage the content on the company website, ensuring it is up-to-date, informative, and user-friendly.
• Collaborate with the Leasing Manager, Omni Channel and Marketing to optimize the online leasing journey and user experience.
• Contribute to the maintenance of content on the company website.
• Collaborate with Omni Channel to address any website-related issues or improvements.
• Assist in executing digital advertising campaigns, including ad creation, targeting, and monitoring.
• Work closely with the Leasing Manager and other team members to ensure seamless collaboration between digital marketing and leasing initiatives.
• Support the CX department in responding to comments and fostering online engagement.
• Assist in developing property specific marketing programs as needed.
• Advertising, pricing, and promotional campaigns, and closely follow up to evaluate results and make any necessary changes.
• Procure and organize marketing and advertisement material with external vendors as directed by the line manager.
• Obtaining permits from all government bodies for advertisement, listing and promotional activities.
• Procuring and stocking promotional materials by coordinating with marketing, procurement, and line manager.
• Coordinate online advert subscriptions and update listings in timely manner as directed by the SOP.
• Organize professional photoshoots via external vendors for all properties for online and offline marketing.
• Coordinate and provide support to Line Manager on all marketing related activities (including but not limited to marketing materials for brochures, website, social media, Bags, boxes, branded stationery and handover packs, floorplans, banners /other for advertising etc., digital (website), and Gift Coordination on behalf of SP.

What you will do more

• General Operational Duties: Keeps accurate and up to date all data points relevant to all processes directly involved in as directed by the LM.
• Adhere to and ensure compliance with the relevant department Delegation of Authority Matrix and SOPs and recommend improvements to line manager as and when required.
• Ensure all targets are met as per KPIs, and competency levels and job description duties are adhered to and met.
• Contribute to a Customer Centric approach by participating in various activities and programs such as, team building activities, training of the team, internal and external learning and creative thinking workshops, and surveys (customer journey mapping)
• Assume supervisory responsibilities in the absence of the Leasing Manager, overseeing and coordinating tasks among Property Executives.

Requirements for Role of Assistant Manager Leasing Operations

• Bachelor’s degree or equivalent in Real Estate, Management and Leadership.
• Minimum 8+ years industry experience in UAE
• 3-5 years of management experience in UAE in a similar Role
• 3-5 years job related experience and 3+ years of experience in the e-commerce industry with a proven track record of driving online sales and achieving revenue targets.

Knowledge Real Estate Laws of UAE and RE regulatory Agency (RERA).
