Job Description
Leasing Executive at GMG will be responsible to maintain high occupancy levels with the right quality of tenants. Candidate needs to source new concepts and sign leases to increase mall footfall. Establish a good relationship with tenants and ensure they renew their contracts on time and clear any outstanding dues. Coordinate with FM and operations team to resolve tenants requests. Conduct comparative market analysis of similar properties and should be updated with current market trends and rental rates. Should be well versed with RERA laws and should liaise with legal to resolve issues. Assist the manager with presentations and data gathering. This is an Executive level full time role. For this position salary ranges from 6000-12000 AED, which may be slightly negotiable during the interview process.
Responsibilities of Leasing Executive
- Planning and implementing the tenancy mix in a retail mall with managers approval.
- Responsible for handling all lease documentation and tenant management.
- Monitor rental payments to ensure timely settlement by tenants and to initiate action to recover any arrears.
- Establish and maintain good landlord-tenant relationships.
- Conduct marketing sales calls.
- Sourcing for suitable tenants (big or small brands).
- Manage the occupancy of the mall.
- Work closely with the manager, formulating Leasing strategies pursuant to company targets and parameters, and preparing RFA’s for managements approval
- Support and act as a liaison between client and leasing partners to coordinate site visits, manage project timeline, check due diligence carried out by leasing partners on prospective tenants, review agreements for transactions and coordinate for final execution.
- Work together with other parties such as Engineering, Project Management Team, Finances well as Legal of the Client, if needed and necessary
- Process management of contract renewal, early termination/closure
- Provide regular updates on prospective leasing activities, on a monthly/weekly basis
- Prepare the sales and marketing material and proposal.
- Organizing site visits
- Coordinate for regular meetings/conference calls with the Manager, Client, and Prospects
- Lead negotiations with prospective tenants and manage communications between the Manager, Client, and the prospect.
- Prepare necessary documentation and work with the Manager to have them executed and to bring the transaction to closure.
- Collaborate in developing and accessing leasing strategy and tenant mix
- Conduct market research to support engagement with potential tenants
- Actively pursue brand acquisition aligned with company direction and leasing strategy
- Coordinate with internal and external stakeholders regarding leasing matters, such as tenancy agreements and legal documents.
- Support management in budgeting, reporting, and preparing presentation materials
- Stay updated on market trends and offer insights on brand recruitment and leasing strategy
Requirements for Role of Leasing Executive
- Bachelor’s degree in Business Administration, Real Estate Management, or a related field.
- 2 years of experience in leasing, property management, or real estate sales.
